It affects urban cores, fast-growing suburbs, aging small towns, and rural regions alike. And the group caught squarely in the middle is working families. Those are the teachers, nurses, first responders, retail workers, and tradespeople who keep communities functioning.

These are households that earn too much to qualify for subsidies but too little to compete in inflated housing markets. They’re the backbone of every region, yet the crisis impacts them most directly. When they can’t afford to live near their jobs, everything becomes harder: maintaining workforce stability, supporting local businesses, reducing commute times, sustaining family well-being, and preserving community relationships.

Every employer depends on one thing above all else: people. And people depend on one thing more than almost anything else: housing.

Meanwhile, cities must invest in expanded bus routes, road improvements, and utility networks as families move farther out. These costs rise even as local tax revenue becomes less stable, creating long-term budget challenges for local economies.

Without stable housing, public systems operate in a constant state of catch-up, never fully able to meet the community’s needs.

Housing attainability and affordability also shape the environmental footprint of our communities, believe it or not. When people can’t afford homes near job centers, they move farther out into exurban and rural areas. This expands urban sprawl, increases the number of cars on the road, and lengthens daily commutes.

The environmental impact can be significant. More vehicle miles traveled lead to higher carbon emissions, greater air pollution, and increased wear on roadways. Local governments must expand infrastructure—such as utilities, roads, and emergency services—into areas that are costly to serve.

Sprawl also consumes open land, strains water systems, and complicates long-term climate planning. Cities facing housing shortages struggle to accurately forecast population growth, making it difficult to plan for future transportation, schools, community facilities, and other essential needs.

Homeownership has historically been the most accessible and reliable way for American families to build wealth. And it creates a generational divide in wealth, opportunity, and mobility that becomes increasingly difficult to close with each passing year.

If we continue on our current path, where working families are consistently priced out, forced into long commutes, or locked into perpetual renting, we risk building communities where only a fraction of the population can participate fully. Communities where the people who teach our children, protect our neighborhoods, care for our aging parents, and keep our local businesses running are pushed farther and farther away.

But the story doesn’t have to end there.

The same ripple effect that harms communities when housing becomes unattainable can work in the opposite direction when we get it right. The moment families gain stable, affordable housing, everything changes. Local businesses grow. Schools improve. Neighborhoods strengthen. Public services stabilize. Environmental pressures ease. Most importantly, families build roots, and with roots comes opportunity, pride, and a long-term investment in the future of their community and their family.

Addressing this crisis requires a level of collaboration and creativity we haven’t seen in decades. Builders must innovate. Policymakers must modernize outdated zoning and permitting systems. Local leaders must prioritize long-term community resilience over short-term political wins.
